Local and out-of-state home shoppers are increasingly attracted to regional submarkets that offer a sense of community, convenient location and more space. This is the case for Two Rivers, a new 5,400-acre destination community near Wesley Chapel. With new home sales starting late last year, nearly 600 homes have sold in Two Rivers’ first phase, north of SR 56 between Morris Bridge Road and U.S. 301 in Pasco County.
Despite the housing shortage and affordability issues driving buyers farther out of the city core, the development’s vision is driving buyer confidence in the lifestyle and the future value of their home. The size and plans for Two Rivers will make it feel like a new city. Upon completion it will feature more than 6,000 homes, townhomes, villas and apartments, four clubhouses with lifestyle offerings and multiple retail hubs.
“Prospective buyers are drawn to the curated experience, unique location and authentic lifestyle we’re cultivating at Two Rivers,” said Jeffery Hills, president of Eisenhower Property Group. “It’s a place unlike anywhere else in the region — it’s a place people are proud to call home.”
Young professionals to retirees are showing interest in the community’s next phase, which includes 3,400 homes on the south side of SR 56. The phase will feature eight new builders: Homes by West Bay, William Ryan Homes, Casa Fresca, Pulte Homes, Meritage Homes, M/I Homes, Taylor Morrison Homes and Park Square Homes. Homes range from the $300,000s to more than $1 million. The first home over $1 million recently sold in this phase from Homes by WestBay.
“Two Rivers will be the core of a new submarket east of Wesley Chapel,” said Scott Teal with Homes by WestBay. “The lifestyle offerings, home options and future commercial — it is nearly a new city taking shape.”
This next phase also boasts a new, unique resort-style private club. The Landing at Two Rivers will feature contemporary dining experiences, premier swimming facility, expansive wellness center, racquet sports facility, outdoor gathering spaces and member-exclusive events.
New and potential residents are noting the nature within and surrounding Two Rivers. The connectivity planned encourages residents to walk, bike or even golf cart around the community. Within Two Rivers, there will be a 10-mile trail system connecting clubhouses and lifestyle offerings, as well as petite parks. Two Rivers is also alongside the Hillsborough River State Park and near many larger community parks.
A large part of the proposed plan is 3.3 million square feet of commercial space throughout Two Rivers. Proximity to Wesley Chapel is desirable for those moving now. Growing quality health care facilities, shopping, dining and entertainment is a short drive away.
Two Rivers will eventually expand into Hillsborough County, bringing luxury estate homesites and a private social club. The centerpiece of this community will be a private, members-only 18-hole golf course designed by renowned Scottish architect David McLay-Kidd.
