Membership
Resident Membership:
- Resident Membership is tied to the purchase of a home in a guaranteed membership neighborhood and transfers automatically to the next owner upon sale of the home.
- Resident Members can currently convert their membership to Non-Resident Membership without paying a New Member Entry Fee or being placed on a waitlist. New Member Entry Fee (or portion thereof) may apply to conversion based on club capacity and demand.
- Subject to Initial Club Contribution, Annual Membership Fee, and Club Dues as described below

- Initial Club Contribution:$800 one-time, non-refundable contribution due at closing.
- Membership Fee: $420 ($35 x 12) paid annually commencing upon club opening; with annual increase limited to 3.5%
- Estimated Monthly Club Dues: $250, commencing upon club opening; with annual increase limited to 20%.
Club dues may vary per the club plan.
Non-Resident Membership:
- Membership requires an application process, often involving a waitlist and approval.
- Subject to a Non-Resident Member Entry Fee, which is non-refundable and set by the Club Owner; fee may vary based on market demand and club capacity.
- May have higher annual membership fees compared to Resident Members.
- Share pro-rata Club Expenses with Resident Members

What are the dining options at The Landing?
Poolside Dining
Poolside dining is available during pool hours. It's a convenient way to enjoy a beverage, lunch, or dinner with kids, family, or friends without leaving the poolside area. It's a relaxed and convenient dining experience, with service time under 45 minutes.
Casual Dining
Casual indoor dining for residents seeking an elevated experience: an elevated food and beverage menu served in an elegant ambiance. Casual dining table turn time is 1-1:15 mins, and it offers take-out.
Contemporary Casual Dining
Contemporary Casual encompasses quality ingredients, a more laid-back menu, and a setting that significantly emphasizes experience and atmosphere. The average table turnaround time is 1:15-1:30 minutes. The full menu includes rotating dinner specials, chef's specials, appetizers, entrees, salads, and desserts.
Is there a dress code at The Landing?
In keeping with the spirit of the social club tradition and practices that serve in the best interests of our members, The Landing has a straight-forward dress code for the members and guests to follow:
- Clubhouse Attire. Members are expected to dress in a fashion befitting the surroundings and atmosphere provided in the club's setting. Members are also expected to advise their guests of the dress requirements. Shirts and shoes must be worn at all times when using Club Facilities.
- Dinner Attire. Proper dinner attire is required in the dining room. No shorts, sports attire, or gym attire is permitted at dinner. Members and guests are expected to dress in a manner befitting the dining environment. No caps are permitted at dinner.
- Tennis Attire. Proper tennis attire, as determined by the golf shop, is required at all times. Colors are permitted. Examples of attire not permitted are T-shirts with graphic designs, undershirts, fishnet shirts, cut-offs, Bermudas, jams, blue jeans, bathing suits, slacks, and walking shorts. Regulation tennis shoes are required. Tennis shoes worn for clay court play should not be worn beyond the clay courts.
- Pool Attire. All swimmers must wear bona fide swimming attire. Cut-offs, overalls, and Bermuda shorts are not considered appropriate swimwear. Proper non-swim attire is required at all times in the clubhouse. Shoes and shirts must be worn outside the swimming pool area.
Is the gratuity included in my bill?
No, gratuity is not included. The member can designate a gratuity amount appropriate to the service received. Large parties and catered events may result in an automatic gratuity being added to the Member’s and guest’s bill.
How do I get involved in social life at The Landing?
A social club environment provides the platform and structure to help members become familiar with one another and form lasting friendships. The onsite Lifestyle Director will create a variety of unique experiences and events for club members to socialize, meet new friends, and feel at home in their new club.
Does The Landing offer programming, such as planned activities and events for the club members?
The Landing will offer a variety of social, recreational, wellness, leisure activities and special events. Member experiences at The Landing will encompass social gatherings, fitness and wellness activities, resident-managed clubs, and kids camps.
Do I need dinner reservations?
Dinner reservations are not required but are highly appreciated to maintain efficient and smooth service levels. Reservations will be held for 15 minutes after the reserved time.
For parties of more than 8 persons, 24 hours' advance notice is requested.
Can we accommodate food allergies or dietary restrictions?
Our culinary team is here to serve your needs. Please let the Food and Beverage Director know if you have food allergies or special dietary restrictions. Advance notice is required to accommodate food allergies or dietary restrictions during private functions or special events.
Can I reserve a racquet court in advance?
Yes, court reservations are strongly encouraged to ensure availability. Court reservations can be made online and through the app.
Can I host a private event at The Landing?
Yes, members are encouraged to celebrate special occasions and host private functions at the Landing. Advance arrangements are requested with the Social and Food & Beverage Directors. All private functions on The Landing’s premises must use the Club’s food and beverage services. No outside catering is allowed.
Special events may be subject to a service fee.
Can I buy access into another lifestyle offering?
The Landing at Two Rivers offers non-resident memberships applications. The non-resident club access requires an approved application, initiation fee and annual dues. All other amenities are managed through their respective HOA/CDD.
Can I bring my water bottle to the health club or racquet courts?
Club Members may bring empty insulated tumblers or water bottles to the fitness facility or to play sports. Filtered water is always provided free of charge.
Can I bring guests to the racquet courts at The Landing, and how many?
Yes, members may bring up to 4 guests to play tennis or pickleball. All guests must be registered with the Club. If a non-member guest is using the courts, the member making the reservation must be on the court the entire time.
Can I bring guests to The Landing, and how many?
Yes, guests are welcome. Four (4) guests may accompany a member at the Landing, including the main clubhouse, fitness, pools, and racquet courts. No more than two (2) guests may accompany a member to the pool and poolside areas during the designated Holidays. An adult must accompany and supervise guests under 16 years of age.
A valid picture ID is required to gain entry, and all guests must register with the Club.
Are the racket courts lighted at night during winter?
Yes, the pickleball and tennis courts are illuminated. They are open for play from 7 a.m. to 6 p.m.
How do I gain access to The Landing at Two Rivers?
Each eligible member will be issued a membership card. The card will include the member’s name, category of membership, and club account number. Members and their families must always have membership cards while using the Club. Membership cards will only be issued upon payment of dues by the member.
If you live in Two Rivers, do you have access to all lifestyle offerings?
Each village offers access to one main lifestyle offering as each offering is managed by the HOA and/or CDD for the particular villages; The Landing at Two Rivers is a social club owned by private entities and are not managed by any homeowners association or CDD.
Are personal coolers, food, or beverages allowed at The Landing?
The Club offers a complete food and beverage service during standard Hours of Operation. The Club must furnish all food and beverages consumed in the Club Facilities. Club Members may bring empty insulated tumblers or water bottles to the fitness facility or ratchet sports facility. Filtered water is always provided free of charge.
