Two Rivers community in Tampa Bay fuels East Pasco County’s growth

Two Rivers master-planned community is rapidly emerging as one of the most dynamic developments in the Tampa Bay region. With 7,500 planned homes, townhomes, villas and multi-family, 600,000 square feet of retail, and a new public school coming soon, it’s redefining the growth trajectory of the northeastern Tampa submarket. The Pasco side of the development has already seen more than 1,200 homes sold, with the Childers village fully sold.

In addition to clubhouses in the first two villages, the community will complete two new lifestyle features with an anticipated opening in late 2026: The Landing and The Nest. The community broke ground on The Landing in June, a $27 million private social club that will include on-site dining, tennis and pickleball courts, a resort-style pool and slide tower, and wellness facilities.

The commercial component is equally ambitious, with entitlements for 3 million square feet of retail, office and industrial space.

While Tampa Bay overall is experiencing a shift toward a buyer’s market with resale listings up and prices moderating, Two Rivers stands out with sustained interest from mostly relocations within the state and local homeowners seeking to upgrade. According to a John Burns Research & Consulting report, despite the slowing prices recently, longer-term values are up considerably in Florida.
