Plans and Details Evolve for Two Rivers

Eisenhower Property Group releases preliminary details for expansive Two Rivers master-planned community.

Tampa Bay, FL - - Long-awaited plans are now being released for Two Rivers, a new master-planned community taking root on 6,000 acres in southeastern Pasco and northern Hillsborough counties. The Two Rivers community is located in Wesley Chapel, Fl, and will rest upon storied lands once a part of the Two Rivers Ranch. Development plans are dedicated to providing an exceptional and unrivaled lifestyle for homeowners. Two Rivers is being envisioned by Tampa Bay’s own Eisenhower Property Group (EPG). According to the President of Eisenhower Property Group, Jeffery Hills, “Two Rivers will be a master-planned community that will elevate this area on a grand scale. This land has a strong heritage, and we plan to honor that heritage in everything we do here – through thoughtful community, landscape and lifestyle design.”

The northern part of Two Rivers will feature approximately 6,000 residential homes, townhomes, villas, and apartments that will reside within 25 villages nestled within the naturally beautiful landscape of southeastern Pasco County. Villages will feature residences for a variety of family sizes and include full amenity packages with clubhouses, pools, playgrounds, and walking trails. Builders selected to date for residences include Park Square Homes, Lennar, DR Horton, Toll Brothers, Homes By WestBay, William Ryan Homes, Pulte Homes and M/I Homes. Home prices are expected to range from the low $400s to over $1M, with sales opening in 2023. To round out the Pasco County side of the community, a full K-12 school, a regional district park, and more than 3 million feet of office, industrial and retail space is planned for the development.

But that’s only the beginning. Just south over the county line venturing into Hillsborough County, an extraordinary piece of Two Rivers will also take shape. This part of the community will feature an exclusive enclave of three villages with more than 950 estate homes, a private country club with a spa, recreational amenities, and a spectacular 18-hole golf course. David McLay-Kidd, world-renowned Scottish golf course architect and designer of some of the world’s most respected courses, such as Bandon Dunes in Oregon and Mammoth Dunes in Wisconsin, has been selected to design the course. He is working closely with the land planning, architecture, and landscape architecture firm ELM|Ervin Lovett & Miller on the design of the course, which will be the first new private club to be built and opened in the Tampa Bay area in more than a decade and will establish a new standard of quality in the golf and club experience in the southeast. “We’re envisioning bringing a little bit of the Scottish golf legacy to Florida to create a course that’s both visually appealing and a unique experience for the golfer,” says McLay-Kidd. “This course will blend seamlessly with the natural landscape of the community.” KemperSports, who manages many of the top golf clubs and destinations in the world, including Streamsong in Central Florida and Bandon Dunes in Oregon, will be responsible for the management of the golf course, memberships, amenities and club facilities.

Home prices in the Hillsborough County portion of Two Rivers are expected to range from $700K to over $4 million. “We’re excited to bring this level of resort-style living to Two Rivers,” says EPG President Jeffery Hills. “It’s an incredible opportunity to offer residents exclusive lifestyle offerings that are not currently available in the area, a private club experience set against a magnificent, serene natural environment.”
