Two Rivers, a master-planned community that spans Hillsborough and Pasco counties, will include a $27 million private social club for residents.

Tampa-based Eisenhower Property Group has revealed plans for The Landing, a 23,000-square-foot amenity center that includes a racket sports complex, a pool, fitness facilities and a private dining room available for event rentals. Only residents of the Tamarack, Ryals Field, Fairwood, Hammock, Delyle and Shortgrass neighborhoods in Two Rivers are eligible for membership. The Landing will also offer food and beverage service.

Construction is slated to begin in mid-2025 and finish in 2026.

“Two Rivers is not just another development,” Jeffery Hills, EPG president, said in a statement. “We are cultivating a community that will offer residents a place for their families to call home for generations to come — and The Landing will be an extension of that. This social club will give its members the remarkable opportunity to relax, connect and make memories all within their own neighborhood.”

EPG closed several major land transactions in the last five years to assemble Two Rivers, including a $35 million sale in Hillsborough County in 2023 and $70 million for 3,400 acres in 2021. Two Rivers will also include a golf-anchored community with a course designed by Scottish golf architect David McLay-Kidd.
